Woodland Hills - Covenants and Restrictions

Woodland Hills is committed to the quality and upkeep of the development. It is our duty as land owners to be stewards of this beautiful property to not only preserve this land for generations to come but to also preserve and grow the value of the land to those who have invested in it.

These restrictions will be enforced by the developer Cross Land Investments until the development Is 80% sold at which time these covenants will be turned over to the land owners to edit and enforce by a simple majority vote. 


Lots cannot be split and sold as smaller lots without the approval of Cross Land Investments or Woodland Hills land owners when the deed restrictions are turned over to them.

No residence shall be constructed upon the designated residential tract unless said residence contains a minimum of twelve hundred (1,200) square feet of living space.

Lots cannot contain more than one single family dwelling 

Residential structures must be approved by Cross Land Investments prior to building.

All structures shall be of conformity and harmony of external design with existing structures in Woodland Hills and as to location of the building with respect to topography and finished grade elevation in Woodland Hills.

All structures shall be slightly, of neat construction and of character to enhance the value of the Property. 

No more than 50 percent of trees shall be removed that are more than 6 inches in diameter and 6 feet from ground. Unless the trees are in the way of the home site.  If this occurs the remainder of the trees will be maintained. Should a tree naturally fall it should be taken care of in a reasonable amount of time to upkeep the beauty of Woodland Hills. 

All structures shall be of native building materials such as; rock, stone, wood, etc., on no less than 90 percent (excluding glass, windows and doors) on the exterior. No more than 10 percent of non-native materials shall be used on the exterior walls such as brick, vinyl, processed wood, metal, etc.*

Primary residential building should not sit within 50 feet or less of lot line on any side.

Driveways for personal use must originate from a point of the original dedicated/platted roads of said development and shall terminate at a point not outside of owner’s original lot. It is the intent of this covenant to prohibit ingress and egress from any other area. Exception: If written easements are signed and filed by all owners of any lot or partial lot that said easements are intended for, then these easements are valid.

Easements for installation and maintenance of public and/or private utilities and drainage facilities are herein reserved and within these easements, no structure, planting, or other material shall be placed or permitted to remain which may damage or interfere with the installation and maintenance of utilities, or which may cause the direction of flow of drainage channels in the easements, or which may obstruct or retard the flow of water through drainage channels in the easements. The easement area of each lot and all improvements in it shall be maintained continuously by the owner of the tract, except for those improvements for which a public authority or utility company is responsible. 

No animals, livestock, or poultry of any kind shall be raised, bred, or kept on any site except that dogs, cats or other household pets may be kept, provided they are not kept, bred or maintained for any commercial purposes, and further provided that said animals do not become nuisances to the surrounding property owners.

No above ground pools properly maintained hot tubs are permitted with outer casing in harmony with other external buildings.

All vehicles on the property should be working, non-working vehicles will not be stored or abandoned on the property.  

No salvage or junk will be stored in the property.  

All wood-weathered building material or fire wood should be kept neatly and preferable stored in proper outbuilding.

Each owner is responsible for proper trash disposal.  Should the owner choose to burn waste other than for recreational purposes, it must be contained in a proper burning container.  No free burning allowed.  

No signage shall be permitted within public view. This includes realty signs, builder signs, and political signs. The intent of this is to keep your development looking neat, natural, and orderly. The exception of cabin name which will be a standardized sign that can be ordered through Cross Land Investments

Should owner choose to have a recreational outdoor fire pit, it must be in harmony with other building sites and should be made out of such materials that are fire safe and not endanger the natural environment. The intent is the fire pit or outdoor fireplace would be of stone, rock, and cement lined with fire brick.  Other necessary building precautions would be recommend.

There shall be no fencing within 50 feet facing the main road unless approved by Cross Land Investments
